Terms and Condtions
Rental conditions for the rental of the holiday home, The Frame House, Agger, 7770 Vestervig, Denmark.
The present rental conditions have been created to ensure a clear rental agreement between landlord and tenant. The rental conditions are created in accordance with the usual rental conditions of Danish holiday house rental companies.
Rental confirmation / number of persons
The rental confirmation confirms the tenancy agreement concluded between the tenant and the landlord. The lease is binding. The holiday home may only be occupied by the number of persons listed in the rental confirmation.
Bed linen, towels and tea towels are to be brought by the tenant. The service of bed linen, towels and tea towels can be ordered seperatly to the price of 20 EUR/guest/week.
Consumption costs
Electricity price: 0.5 euro / kWh
Water price: 13 eur / 1000liters
Pets / insects
Pets may only be brought if it is explicitly mentioned in the rental confirmation. For the occurrence of insects in or around the house around the landlord can not be held liable.
Entry and exit from the house
Moving in at the earliest at 17:00 o’clock on the day of arrival.
Check out on the day of departure latest at 10:00 o’clock. The tenent will receive a unique code to enter the property, just before the day of arrival. Physical keys are in the house. In case a key is lost, the landlord assumes the right to have the locks replaced on the expense of the tenant.
Cleaning
The house is to be kept clean by the tenant during the stay and has to be returned in the state in which it was taken over. The house must be left in a tidy condition.
Extra service of cleaning during the stay can be ordered to the price of 275 DKK/hour.
A compulsory final cleaning is carried out by the landlord and charged to the tenant. The cleaning of kitchen appliances is not included in the final cleaning and the dishwasher must be emptied before departure.
Liability for any damage
The tenant takes over during the rental period for all items that are present in the house, the liability and is liable for damages caused damage. In case of damages the tenant is obliged to inform the landlord by email or telephone. Damage not presented to the landlord before departure will be repaired at the expense of the tenant. Damage incurred during the rental period will be repaired as soon as possible, subject to customary delivery times. On the part of the landlord, no insurance has been taken out, which grants the tenant and the tenants personal belongings insurance coverage during the rental period.
Terms of payment
The total rental has to be paid 3 month before the rental date. At the conclusion of the lease less than 3 month before the rental date, the entire rental amount is due for payment immediately upon receipt of the rental confirmation. All prices are exclusive of electricity, water and heating costs. These services will be invoiced separately.
Deposit
A deposit of 250 EUR/week will be charged upon the landlords confirmation of the booking. The return of the deposit will be made no later than 3 weeks after departure, after a check of the house has been carried out with satisfactory results. The consumption costs will be charged with the deposit.
Complaints
If the tenant have any complaints related to the rental of the house, they must be submitted to the landlord by e-mail, not later than 48 hours after arrival. Otherwise, the tenant assumes liability for any errors and deficiencies.
Termination
In case the tenant cancels the lease no later than 3 month before the beginning of the rental period, cancellation fees in the amount of 200 EUR/week are to be paid. If the tenant cancels the lease less than 3 months before arrival, the entire rental amount is to be paid upon cancellation. In case of a possible re-letting of the house, less than 3 months before arrival, the paid rent minus 200 EUR/week will be refunded. The eventual conclusion of a travel cancellation insurance is the sole responsibility of the renter.
Force majeure
The rental agreement can be terminated by the lessor as a result of the arrival of cases of force majeure or other circumstances that are outside the sphere of influence of the landlord, without notice.
Disputes
Any interpretation of the lease remains the responsibility of the court of competent jurisdiction at the place of rental. The contract is governed by the law of the Kingdom of Denmark.
